The main things we remember about the housing sector over the past 12 months are the rise in interest rates and the fall in property prices. However, following their fall in 2024, property prices in Luxembourg have now stabilised, and the many measures designed to boost the sector have finally been extended until 1 July 2025. Buying before 1 July 2025 to benefit from more advantages The measures that apply to property purchases made up to 30 June 2025 included

For your own use (first-time buyers)

  • The ‘Bëllegen Akt’ (tax credit on notarised deeds) remains at EUR 40.000 per person (previously EUR 30.000), i.e. a maximum of EUR 80.000 per couple.
  • Reduction in registration duty from 7 to 3,5%.

For investment in off-plan sales (VEFA)* for real estate investors (rental investment)

  • The ‘Bëllegen Akt’ (tax credit on notarised deeds) of up to EUR 20.000 per person, i.e. a maximum of EUR 40.000 per couple.
  • Reduced capital gains tax rate of 10% (minimum holding period of 2 years).
  • Accelerated depreciation at 6% for 6 years.
