Home Expo 2024: all about housing
Spuerkeess, your ideal partner in realising your property projects, will be present at the “Semaine Nationale du Logement” (National Housing Week) during Home Expo, which will be held at Luxexpo The Box from 10 to 13 October 2024.
This historic fair is an opportunity for future buyers to find all the potential partners for their future home in one place. You'll find information on the Luxembourg property market, property advertisements, government grants, building materials, different builders and insurance options, as well as financing offers. This is your chance to discuss your plans and needs with professionals.
Buying your first property
The need for a place to live and the financing of your first home, will be among your biggest expenses in life. When you decide to buy, it's important to find out about the financing terms and conditions, and it's strongly recommended that you define the priority criteria you're looking for in a property, so that you can launch a detailed search.
Here are the questions you can ask yourself:
- Am I looking for a new or old property (I don't want to renovate/ I want to renovate)?
- In which commune(s) should my property be located (close to work or family...)?
- How many bedrooms do I need (in the near future, are there any plans to expand the family)?
- Do I need a parking space or garage (how do you get around every day?)
- What infrastructure do I need nearby (school, cycle paths, green spaces, shops, etc.)?
- What is my maximum budget? (based on my contribution and salary, how much would my bank be willing to lend me?)

Investment in rental property
Buying to let is an investment with many advantages, especially when the property in question is new, under construction or in a future state of completion.

The new government has stated its intention to boost the housing sector and made this an urgent priority for its administration. Measures have been announced and changes are under way. How does this affect mortgages? We interviewed our expert Michel Marx, Team Manager Retail Banking at Spuerkeess, to find out the situation with regard to investments and the financing of buy-to-let properties.
Financing your home
Before you start looking for a property, it's important to know the amount you can borrow. To give you a better idea of all the possible repayment options, your bank will provide you with various simulations:
- maximum amount of the property, with a margin to include unforeseen circumstances and other expenses (notary fees, price increases, additional construction work that may arise, etc.),
- rate (adjustable, fixed or a mix of the two),
- insurance (term and amount insured).
Once you know your budget, you can start your property search, which will then be more focused, allowing you to draw up a clearer picture of your project in your imagination.
And once you've found the right property, you can apply to your bank for finance.
